Roofing & Exterior Services in Rockville, MD

Rockville runs its own permitting and historic review, so a roof here needs a contractor who knows the city's rules. From Twinbrook and Woodley Gardens to King Farm and Fallsgrove, we start with a free inspection.

Rockville homes and their roofs

Rockville's housing spans every era. The median home was built in 1979, but the city has large shares from the 1950s and 1960s, in areas like Twinbrook, College Gardens and Hungerford, as well as newer communities such as King Farm and Fallsgrove built since 2000. A 1950s rambler and a 2000s townhouse need very different roof plans, which is why we inspect first.

Rockville permits and historic districts

The City of Rockville, not the county, issues building permits here. Its 2024 code bulletin clarifies that no permit is required primarily for in-kind replacement of the outermost exterior covering layer; work beyond that may need one. In a city historic district, such as the West Montgomery Avenue Historic District, the city's roofing guide says repairs or replacement with identical materials do not need a Certificate of Approval, but substitute materials require Historic District Commission review first.

Rockville storm history

On July 29, 2023, NOAA recorded 74-knot winds between Rockville and North Bethesda with an estimated $10 million in damage: hundreds of trees came down and the roof blew off a restaurant on Rockville Pike. A week later another storm dropped a tree onto a house on Grandin Avenue. If your roof took a hit, an inspection with photos gives you a clear record.

How a Rockville roof project works with us

It starts with a free inspection at your address. We look at the shingles, flashing, drainage and accessible ventilation, then give you a written estimate. Maryland requires home improvement contracts to be in writing and to show the contractor's license number; ours is MHIC #164924. You also have 3 business days after signing to cancel in writing.

  • Free inspection and written estimate
  • Repair or replacement recommendation, explained in plain language
  • Permit and approval check for your exact address before work starts

Common questions

Do I need a City of Rockville permit to replace my roof?

Rockville's 2024 code bulletin says a permit is generally not required for in-kind replacement of the outermost covering layer. Replacing decking or structure, or changing materials, may require one. We confirm for your project.

My house is in a Rockville historic district. Can I change roofing materials?

Identical-material repairs and replacements don't need a Certificate of Approval. A different material requires Historic District Commission review and approval first, and the city discourages substitutes on historic properties.

Can you document storm damage?

Yes. We photograph and describe visible damage during the inspection so you have a written record.
